​The plot is located at Kardamitsia, a newly built residential area in the outskirts of Ioannina which mainly consists of single-family houses or housing complexes with heterogeneous morphological elements.
​
​K DUPLEX consists of two family apartments, each with a large open plan space and three bedrooms. Due to the plot's narrowness, the apartments were arranged one over the other connected with an independent stairwell, creating an architectural volume that rises above a pilotis. The pilotis lightens the apartments and frees a space for circulation and parking under the construction.
​Living rooms are distributed across the road (west) and kitchen, dining and bedrooms to the south and east part of the plot. To avoid glare and overheating of the west oriented main façade, the balconies close with vertical sliding shutters which act as a passive cooling system.
